Hoarder & Trash Out Listings
Some properties cannot be handled with a traditional estate sale or standard listing. Excessive clutter, hoarding conditions, deferred maintenance, or health and safety concerns can make it difficult to know where to start. If you are facing one of these situations, you are not alone and you do not have to figure it out by yourself.
We have extensive experience helping families, trustees, and sellers navigate hoarding situations, major clean-outs, and as-is sales. In cases where an estate sale is not appropriate, we can coordinate a full trash out by organizing roll-off dumpsters and providing trained staff to clear the property efficiently and respectfully. Our goal is to create a clean and presentable space while reducing stress and delays.
Picker Sale
In some situations, we also offer what is known as a “Picker Sale”. This involves a small, vetted group of local wholesalers walking the property and selecting items of value. There is no pricing, staging, or organizing required. All participants sign a hold-harmless waiver, and the process allows value to be extracted quickly with minimal effort from the seller.
Once the property is cleared and accessible, we can coordinate inspections, repairs, or prepare the home for sale, depending on the best path forward. While not every hoarding situation requires a cash buyer, many do. This is where our experience and relationships truly matter.
We Know Cash Buyers
We work with more than 100 local and regional cash buyers and do not rely on a single offer or online investor platform. In addition to exposing the property to the open market when appropriate, we actively contact our buyer network to create competition and help ensure you receive the highest and best price.
If you feel desperate to sell as is, quickly, and for cash, call us first. Many online cash buyers do not have a fiduciary duty to you and their goal is to buy as cheaply as possible. That can leave significant money on the table.
